Clear answers before you begin

Is Deed7 cloud-based?

No. Deed7 is an installed desktop application for Windows and macOS built around a local company workspace. Rental records and documents are not synchronized to a Deed7 cloud account.

Does Deed7 require an Internet connection?

Not continuously. Day-to-day property management runs locally. Internet access is required for initial activation and periodic license authorization.

Where is my company data stored?

Operational data is stored under the signed-in operating-system user account in the platform-specific local Deed7 data workspace, not inside the application installation folder.

What does “Real-Time Financials” mean?

It is a current, year-filtered view of the rent, PITI, operating costs, other expenses, and refinance activity that you have recorded in the Property Ledger. Deed7 does not connect to or automatically reconcile a bank account.

How does Deed7 handle a property with multiple units?

Unit activity remains tied to the selected rental unit. Property-level PITI and refinance records are shared across the property and counted once in property and portfolio totals.

Does Deed7 perform applicant screening?

No. Deed7 organizes applicant information and lets the user record questionnaires, landlord-reference information, background-check status, approval status, and internal notes.

Does Deed7 collect rent?

No. Deed7 does not process or automatically verify payments. You can manually record received rent amounts in the Property Ledger and maintain tenant payment-status records.

Does Deed7 replace accounting software?

No. Deed7 calculates operational property and portfolio metrics from information entered by the user. It is not bank-connected bookkeeping, general-ledger, bank-reconciliation, or tax-preparation software.

Can I store tenant documents?

Yes. Supported tenant and business documents are stored encrypted locally and can be previewed inside Deed7.

Can I back up or move the workspace?

Yes. Deed7 creates a portable backup containing the encrypted database, vault information, documents, and archive. The complete workspace can be transferred to an authorized compatible Windows or macOS installation and unlocked with the original master password or recovery key.

Is Deed7 built for a large multi-user organization?

No. Deed7 is designed as a private, single-workspace application for one property-management computer.
